Lobby Renovation Roadmap

Over the past five years, tons of owners have remodeled office buildings.  The first place they start is the lobby.  Below is an interesting graph for owners as they think about remodeling their lobby.

Here are some key ideas that hit me when I saw this:

1—This is a year or more project. If you need to remodel a lobby for a new acquisition or give notice to tenants…get going now.
2—Communication with tenants takes up 8 months of time.  I would think this is like the Department of Transportations model.  Put up signs before construction starts with clearly defined time frames. Put the temporary routes on the floor. Display renderings of the end product. The more you communicate, the better.
3—Be sure your final budgets and construction documents are done before you announce the project.  Tenants don’t like empty promises.
