Current space SF grew by 30% before expansion due to re-measurement so relocation became focus.
Solution
Leverage soft office environment at 15k SF size to tour crème de la crème projects on Camelback Rd.
Growing cost of TI’s becoming concern – negotiated for $110/RSF in TIA and leverage relationship with great local PM teams to make sure space is built out well on time and on budget.
Results
Good PM and a high TIA negotiated helped to limit overages that in a traditional $85/SF TI deal from 2020 would potentially have been borne by the tenant to the tune of nearly $400k!
Great space with great views in a building that people can get excited about coming into the office again.
